Why we do not charge for it

Because we build what we design, and the design cost sits inside the build. That arrangement has one honest consequence worth stating plainly: the free concept is offered on the basis that if you proceed, you proceed with us.

If what you actually want is a design to take to your own builder, that is a paid design-only commission — priced separately, with the drawings released to you. Say so at the start and we will quote it that way. Plenty of clients do, and it is a perfectly reasonable thing to want.

What we will not do is charge for a concept and then bury the design fee again inside the build quotation. You should only pay for the drawing once.
